Maui Real Estate Market Report: August 2023

In August, there were 58 single-family homes sold, which is down slightly from July when there were 69 sales.

In August there were 142 new listings for single-family homes and condominiums. Compared to this same time last year that is a decrease of 42%. The combined number of sales is also lower when compared to a year ago, down by 16.3%.

In August, there were 58 single-family homes sold, which is down from July when there were 69 sales. This represents a decrease of 33.3% when compared to August 2022. 

There were 101 condos sold last month on Maui, up from 76 sales in July. When compared to this time last year, this represents a decrease of 3.8%.

The average days on the market for single-family homes decreased from 86 days in July to 79 days inAugust. This represents an increase of 2.6% when compared to this time last year. 

The average days on the market for condos decreased from 67 days in July to 66 days inAugust. This represents a decrease of 8.3% when compared to this time last year. 

In August, the median sale price for single-family homes on Maui was $1,197,500, compared to$1,200,000 in July. This represents a 21.7% increase when compared to August 2022.

For condos, the median sales price last month decreased from $845,000 in July to $750,000 inAugust. This represents a decrease of 7.2%compared to the previous year at this time.
